Drivers on Interstate 10 pass through Calimesa between Yucaipa and Beaumont, a small city set on foothill mesas around 2,400 feet where Riverside County meets San Bernardino County. It did not incorporate until 1990, and for decades its identity was a golf course, a long main street along County Line Road, and several large manufactured-home communities. More entitled housing units are now approved here than the city has residents.
How Property Trades in Calimesa
Calimesa's housing reads as three layers. The oldest is small 1950s through 1970s houses on generous foothill lots along and off County Line Road, where condition, view and lot shape do most of the work. The second is manufactured-housing communities, which account for an unusually large share of the city's dwellings — Plantation on the Lake is the best known — and these trade on park reputation, space rent or land ownership, and age of the coach rather than on neighborhood. The third and newest layer is production housing: JP Ranch brought roughly 750 homes with an association, and Summerwind Ranch at Oak Valley is entitled for several thousand more with commercial acreage attached. As that pipeline delivers, the new tracts will carry dues and special assessments the older stock does not, and the spread between the two will widen. Slope is everywhere here, so pad size, retaining walls and usable yard matter. The 2019 Sandalwood Fire, which destroyed dozens of structures, left a lasting mark on how buyers and insurers read the north end of town.

What Anchors the Area
Calimesa belongs to the Yucaipa-Calimesa Joint Unified School District, with Mesa View Middle School inside the city and Calimesa Elementary just over the Yucaipa line. The Calimesa Country Club course runs through the older half of town. Highland Springs Ranch and Inn and the lavender farm are a short drive south. Interstate 10 gives direct access toward Redlands and Loma Linda in one direction and the pass in the other, and the San Bernardino National Forest rises immediately north. The city has no rail service and no airport, so everything moves on the freeway.
Valuation Issues Specific to Calimesa
The county line is the first thing I deal with here: schools, services and buyer perception often point toward Yucaipa, and sales immediately across the line in San Bernardino County are frequently the best comparables available, which I use and explain. Manufactured-housing assignments require me to establish land ownership versus space rent, HCD labeling and foundation type before anything else, because those determine the whole approach. For the new tracts I verify association dues and any special district assessment. On the mesa slopes I measure usable pad separately from gross lot area, and after the Sandalwood Fire I address wildfire mapping and insurability directly.
How I Serve Calimesa
Calimesa sits in Riverside County, one of the two counties where I work on the ground. That means the full range of products is available here, including the in-person Standard appraisal that the IRS requires for improved residential property.
Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Calimesa's own comparable evidence rather than on a county-wide average.
