This is home. I have been appraising property in San Diego County since 2004, and the bulk of my file still comes from here. The county reaches from the Pacific to the Imperial County line and from the Orange County border down to Mexico, and the housing changes character every few miles across that span. Full-service work here includes an in-person inspection of the subject.
San Diego County at a Glance
Four distinct landscapes sit inside one county line. The coastal strip from Imperial Beach north through Coronado, Pacific Beach, La Jolla, Del Mar, Encinitas, Carlsbad and Oceanside holds small-lot beach cottages, mid-century bungalows that have been rebuilt to the setback line, and a deep attached-housing market where a block of distance changes the view and the price. Inland of Interstate 5 the stock turns suburban and planned: Mira Mesa, Rancho Bernardo, Carmel Valley, Poway, San Marcos, Santee and eastern Chula Vista were platted in waves, each wave with its own floor plans, lot widths and community facilities district. The urban core, from Hillcrest and North Park through Golden Hill and Normal Heights, is Craftsman and Spanish Revival stock on alley lots, much of it carved into units or carrying a newer accessory dwelling. Then the county climbs: Alpine, Ramona, Valley Center, Descanso and the backcountry run to acreage, wells, septic systems, barns and avocado groves, with the desert fringe past the Lagunas. Assignments arrive from all of it. Date-of-death and estate valuations are the largest share of my work, followed by dissolution of marriage, trust and partnership splits, bankruptcy filings, Proposition 19 parent-child transfers, tax appeals, private pre-sale opinions and litigation support where I testify. What makes the county demanding is that no single method of comparison carries across it.
What I Account For Here
Comparable selection is the first problem. A coastal subject may have an ocean view measured in degrees and elevation, and the nearest arm's-length sale may share neither. Community facilities district assessments run through eastern Chula Vista, 4S Ranch, Santaluz, Del Sur and parts of San Marcos, and must be separated from base taxes before the burden is weighed. Homeowners association regimes layer over much of the planned stock, and in beach neighborhoods the attached-versus-detached line is blurred by rowhouse and small-lot condominium plats. Backcountry parcels carry very high fire severity designations, well yield and water quality questions, septic capacity, road maintenance agreements and Williamson Act contracts in Valley Center and Pauma. Agricultural and grove plantings need contributory treatment separate from the residence. Accessory dwellings are now common countywide and legality, permit history and whether the unit can be leased separately all matter. A few older coastal and island properties sit on leased or tideland-adjacent ground, which changes the interest appraised.

Matters here are filed in the Superior Court of California, County of San Diego. The Probate Division sits at the Central Courthouse in downtown San Diego, with probate services also offered at the North County Division in Vista. Family law is venued by ZIP code across four divisions: Central, South County in Chula Vista, East County in El Cajon, and North County in Vista. Recorded documents and assessment records come from the San Diego County Assessor/Recorder/County Clerk.

San Diego County is one of my two full-service counties. I inspect the subject in person, measure it, photograph it and build the report from what I saw rather than from a listing sheet. When an interior visit is impossible or unwanted, I also produce desktop and retrospective valuations here, and I say in the report which scope was used.
