Credentials & Client Feedback

Verify the license, know what to expect, and tell me how the engagement went.

You will not find testimonials on this page. Much of my work is confidential — estates, dissolutions, bankruptcies — and publishing client quotes from those matters would be inappropriate even with permission. What I can offer instead is something more useful: a license you can verify yourself, and a plain account of how I work.

Verify the License Before You Hire Anyone

I hold California Certified Residential Real Estate Appraiser license AR036053, issued by the California Bureau of Real Estate Appraisers. The Bureau maintains a public license lookup, and I would encourage you to use it — for me and for any other appraiser you are considering. An appraiser who hesitates when you ask for a license number is telling you something.

What Twenty Years Looks Like in Practice

  • Appraising California residential property since 2004, with thousands of completed assignments.
  • Qualified repeatedly as an expert witness in California Superior Court in family-law and bankruptcy matters.
  • Experience across the full range of residential property, including homes exceeding 10,000 square feet and values above $15 million.
  • Retrospective valuations with effective dates going back more than forty years.
  • Regular working relationships with estate attorneys, family-law counsel, CPAs and professional fiduciaries.

What You Can Expect From an Engagement

  • A real conversation first. Tell me the property and the purpose and I will tell you which product fits — including when the right answer is the more expensive one, or no appraisal at all.
  • A fee confirmed before you commit. Published starting prices, with complexity, travel and rush disclosed up front rather than added later.
  • The appraiser on the phone. No intake queue. The person you speak with does the work and would testify to it.
  • A readable report. Written so an attorney, a judge, a CPA or a skeptical beneficiary can follow the analysis without translation.
  • An honest answer about deadlines. If I cannot meet your date, I will say so when you ask rather than after you have ordered.
  • Revision assurance. Point to a comparable I missed or an upgrade the report overlooked and I will review it. A justified correction is free.

Leave Feedback

Had a report from me? I want to know how it landed — particularly if something fell short. Email [email protected] or call (619) 630-9273. Referrals from attorneys, CPAs and past clients are how most of my work arrives, and that only continues if the last report did its job.

A Note on Appraisal Review Sites

Treat star ratings for appraisers with some caution generally. An appraiser's job is frequently to deliver a number somebody did not want, and in contested matters a low rating sometimes reflects a correct valuation rather than poor service. Verify the license, ask how many assignments of your specific type the appraiser has completed, and ask whether they have testified. Those three answers tell you more than a rating does.
