Under two square miles, roughly four thousand residents, and a street pattern that follows the bluffs rather than any surveyor's grid — Del Mar is the smallest market I work in San Diego County and one of the most difficult. It began as an 1880s seaside resort venture, got a second life when the racetrack opened in 1937, and has spent the decades since resisting density with unusual persistence.
How Property Trades in Del Mar
The city divides at the bluff line and at Camino del Mar. Beach Colony west of the highway holds the oldest cottages and the highest-priced oceanfront parcels, where improvements are frequently treated as interim and land carries the value. Olde Del Mar on the hillside above the village mixes 1920s through 1950s cottages with major custom rebuilds, and view corridors matter down to the foot — whether a deck clears the neighbor's roofline is a real valuation question. Del Mar Terrace and the Crest Canyon slopes bring steep lots, geotechnical considerations and a quieter buyer pool. North of the river, the Del Mar Heights mesa is partly inside the city and partly inside the city of San Diego, which creates two different permitting and school pictures within the same ZIP. Attached inventory is limited and much of it dates to the 1970s and 1980s. Del Mar's design review process, floor-area limits and the ongoing bluff-retreat and rail-corridor questions all shape what can be built, which in turn shapes what land is worth.

What Anchors the Area
The Del Mar Fairgrounds and Thoroughbred Club, Powerhouse Park, the Del Mar Plaza and the bluff-top rail corridor define the town. Torrey Pines State Natural Reserve sits at the south end and the San Dieguito Lagoon at the north. Del Mar Union School District elementary campuses feed San Dieguito Union secondary schools, and Torrey Pines High is the usual destination. The Coast Highway, I-5 at Via de la Valle and the Solana Beach COASTER station a few minutes north handle access.
Valuation Issues Specific to Del Mar
Thin sales volume is the defining constraint; in a slow quarter there may be very few genuinely similar closings, and I document my search radius and time window rather than quietly widening both. View quality needs grading — full whitewater, partial ocean, lagoon, canyon — because the market pays for each differently. I verify whether a Del Mar Heights address is in the city of Del Mar or the city of San Diego, since jurisdiction changes the comparable set. Bluff properties require attention to coastal permitting, seawall status and geotechnical history, and oceanfront land-residual reasoning often serves better than a pure improved-sales grid.
How I Serve Del Mar
Del Mar sits in San Diego County, one of the two counties where I work on the ground. That means the full range of products is available here, including the in-person Standard appraisal that the IRS requires for improved residential property.
Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Del Mar's own comparable evidence rather than on a county-wide average.
