Hemet Property Appraisal — Riverside County, CA

Hemet sits on the floor of the San Jacinto Valley at about 1,600 feet, ringed by the Santa Rosa Hills and the San Jacinto Mountains. The Lake Hemet Land Company built the dam in 1895 that made valley agriculture possible, the city incorporated in 1910, and from the 1960s onward it filled with mobile home parks and retirement communities that earned it a reputation as a working-class retirement town. That reputation is now only half right — much of the newer housing was built for families.

How Property Trades in Hemet

Hemet is really two markets sharing a street grid. The older one is age-restricted and manufactured: Sierra Dawn Estates, Seven Hills, Hemet West and a long list of mobile home parks, some on owned land and some on space rent, built largely from the 1960s through the 1980s and still accounting for a very large share of the city's dwellings. The newer one is conventional family housing concentrated on the south and east sides, where master-planned tracts such as McSweeny Farms and Willowalk delivered from the late 1990s onward with association dues and in several cases community facilities district assessments. Between them sits the original city — the downtown grid and the Harvard District around Florida Avenue — with small pre-war and post-war houses where condition and permit history dominate. Echo Hills and the foothill edges carry view and slope. Florida Avenue is the dividing spine, and value generally rises moving south and east toward Diamond Valley Lake and falls toward the older northwest. East Hemet, outside the city limits, has its own mix of acreage and tract housing on county land.

What Anchors the Area

Hemet Unified is the largest employer and Mt. San Jacinto College's main campus is in San Jacinto next door. The Ramona Pageant, California's official outdoor play, has run since 1923 at the Ramona Bowl. The Western Science Center holds Ice Age fossils recovered during Diamond Valley Lake's construction, and the lake itself offers trails and fishing just south. The Historic Hemet Theatre dates to 1921. Hemet-Ryan Airport occupies the old Ryan School of Aeronautics field, and State Routes 74 and 79 are the main highways. Simpson Park provides the city's hillside recreation.

Valuation Issues Specific to Hemet

Age restriction is the first screen on a Hemet assignment: a fifty-five-plus sale is not a comparable for a family house, and I keep the pools separate and explain why. Manufactured housing requires me to establish land ownership versus space rent, HCD label and permanent foundation status before anything else. The newer south and east tracts carry association and special assessments the older neighborhoods do not, so I verify those from the tax bill. In the downtown grid, additions and converted garages are frequent and I report permitted versus unpermitted area. Foothill lots need usable pad distinguished from gross acreage, with slope and wildfire exposure addressed.

How I Serve Hemet

Hemet sits in Riverside County, one of the two counties where I work on the ground. That means the full range of products is available here, including the in-person Standard appraisal that the IRS requires for improved residential property.

Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Hemet's own comparable evidence rather than on a county-wide average.
