Contra Costa County's largest city grew that way in one long postwar push: the Naval Weapons Station and the BART line brought jobs and commuters, and the orchards between Mount Diablo and the valley floor became subdivisions. The housing is accordingly consistent in era and varied in quality. How Property Trades in Concord
Most of Concord was built between 1950 and 1975, so the typical subject is a single-story three-bedroom ranch of modest size on a flat lot — and the appraisal problem is less about finding similar houses than about separating condition and location within a sea of similar houses. Stratification runs east and uphill. Blocks along the Clayton Valley edge, Crystyl Ranch and the Lime Ridge frontage carry newer and larger product with slope and view exposure. Turtle Creek, Colony Park and the Ygnacio Valley corridor hold well-kept mid-century tract. The Monument corridor west of downtown has the city's densest apartment and older-condominium concentration and its softest price structure. Todos Santos Plaza anchors a downtown where townhouse and mixed-use infill has been layered onto a nineteenth-century grid. Two BART stations serve the city, and walkability to either is measurable. Mt. Diablo Unified attendance areas, particularly the Ygnacio Valley and Clayton Valley splits, matter to buyers. The closed Naval Weapons Station reuse plan hangs over the north side as a long-horizon land question rather than a present-day driver of residential value.

What Anchors the Area
Mount Diablo State Park rises directly southeast, with Lime Ridge Open Space inside the city limits. Todos Santos Plaza hosts the downtown farmers market, and the Concord Pavilion draws regionally. Concord and North Concord/Martinez BART stations plus Highway 242 and Interstate 680 define the commute. Mt. Diablo Unified is the district of record; Diablo Valley College sits just across the Pleasant Hill line. John Muir Health's Concord Medical Center and the Ygnacio Valley Road retail corridor anchor local employment.
Valuation Issues Specific to Concord
Concord's uniformity is a trap. When most sales share a vintage and a plan, the adjustments that remain — condition, updating, pool, slope, freeway and BART proximity — carry the entire result and have to be supported rather than assumed. From the desk I read updating status out of listing photographs and permit history, confirm pool and addition permits, and check HOA or community facilities district status in the newer east-side subdivisions. Lime Ridge and Clayton Valley hillside lots need usable area and view treated as separate line items. Where the assignment is a date-of-death or divorce valuation with a past effective date, the archived MLS record is my primary condition evidence.
