Inglewood Property Appraisal — Los Angeles County, CA

Inglewood sits directly east of the airport and has been reshaped twice in a decade — first by the stadium and arena development at the old Hollywood Park site, then by the Metro K Line running through the middle of it. The underlying housing is older than either: 1920s bungalow tracts, substantial 1940s and 1950s infill, and a dense band of small multifamily. Appraising it means keeping the current market separate from where it was on a past effective date.

How Property Trades in Inglewood

The hillside and knoll neighborhoods carry the city's best single-family stock. Hollypark Knolls, Inglewood Knolls, Centinela Heights and Morningside Park hold 1930s through 1950s houses on larger, sometimes sloping parcels, and those streets trade well above the city average. North Inglewood and Fairview Heights are older and denser, with 1920s Spanish and Craftsman bungalows on narrow lots mixed with duplexes and small apartment buildings. The corridors along Market Street, La Brea, Manchester and Century hold most of the multifamily and commercial frontage, including 1960s stucco walk-ups that make up much of the rental inventory. The Hollywood Park redevelopment has added a large new master-planned residential component with its own HOA structure and amenity set, which is unlike anything else in the city and needs its own comparable pool. Downtown Inglewood is seeing attached infill around the new transit stations. Value responds to elevation and lot size, distance from airport noise contours, and whether a parcel falls within the redevelopment footprint or the older grid.

What Anchors the Area

SoFi Stadium, the Intuit Dome and the YouTube Theater sit on the former Hollywood Park racetrack site and have become the city's defining landmarks and a major employment driver. The Forum still operates nearby. Los Angeles International Airport is immediately west, and Centinela Hospital Medical Center anchors local healthcare. Inglewood Unified serves the city. The Metro K Line stations at Downtown Inglewood, Fairview Heights and Westchester-Veterans, plus the 405 and 105 freeways, give the city strong regional access.

Valuation Issues Specific to Inglewood

Inglewood is a market where the effective date carries real weight. Redevelopment and transit construction changed the trajectory of certain corridors sharply, so a retrospective assignment has to use the data that existed then, not what the street looks like now. Airport noise contours and the associated sound insulation program affect specific tracts and should be addressed rather than averaged out. Two-to-four-unit property is common, often with converted garages or added units that do not appear in assessor records, so I verify from permits and photographs. The Hollywood Park residential product has HOA obligations and amenity access that older stock does not, and I keep those comparables inside the development.

How I Serve Inglewood

Inglewood sits in Los Angeles County. Outside San Diego and Riverside Counties I work by desktop appraisal rather than in person — a full USPAP-compliant analysis built from public records, MLS data and photographs you supply, with that scope disclosed in the report. It is the standard instrument for out-of-area estate, trust and retrospective assignments, and it is not suitable for every purpose. I will tell you which you have before you order.

Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Inglewood's own comparable evidence rather than on a county-wide average.
