Thunderbird Country Club, established in 1950, is the oldest prestige ground and Thunderbird Heights above it holds the estate inventory, along with the Clancy Lane corridor. Tamarisk, Mission Hills, The Springs, Sunrise, Morningside and Rancho Las Palmas each operate as a self-contained market with its own membership terms, dues structure and attached-product mix, and a plan that appears in two clubs will not price the same in both. Desert Island is unique in the valley: three condominium towers on an island in a lake, with essentially no local substitutes. Magnesia Falls Cove is the city's main non-gated, non-club single-family pocket and behaves more like neighboring Palm Desert than like the clubs. Age-restricted product, including a Del Webb community, serves a separate buyer. Lot sizes are generous by valley standards and the San Jacinto and Santa Rosa backdrop drives view value. Seasonal population growth is substantial, so the market's active months are compressed and a large part of the stock is occupied only part of the year.

What Anchors the Area
Sunnylands, the former Annenberg estate, is open as a historic site with gardens and has hosted presidential and international summits. Eisenhower Health and the Betty Ford Center form the medical anchor. The River is the city's outdoor shopping and dining center, with more than thirty restaurants along the adjoining Highway 111 corridor. The Rancho Mirage Library and Observatory, the Children's Discovery Museum of the Desert and the city amphitheater serve residents year round. Agua Caliente Casino Resort Spa and The Ritz-Carlton on the bluff handle visitors, and the Chevron Championship has long history at Mission Hills.
Valuation Issues Specific to Rancho Mirage
Club membership obligations, initiation and transfer fees differ enough between gates that I confirm them before relying on a sale. Within one tract, fairway, lake and mountain exposure produce measurable differences I treat separately. Attached product that looks identical can differ in land tenure, so I verify whether the land is fee or leased. Desert Island requires comparables from inside the development because nothing else in the valley resembles it, and the estate corridors on Clancy Lane and in Thunderbird Heights have so few sales that wider time and location adjustments are unavoidable and have to be supported. Association special assessments for course and lake work, and the deferred maintenance that part-time occupancy produces, both belong in the condition analysis.
