Chino Property Appraisal — San Bernardino County, CA

Dairy land turned subdivision is the short history here. Chino occupies the far western corner of San Bernardino County where the valley floor flattens toward the Orange County line, and for most of the twentieth century it was agricultural ground rather than residential. The herds left, the Agricultural Preserve was rezoned in phases, and what remains is a small prewar core wrapped in very large tracts built after 2005.

How Property Trades in Chino

Chino's housing divides cleanly by decade. North of Riverside Drive sits the older city: 1920s through 1960s bungalows and ranch houses on generous flat lots near Old Town, with pockets of 1970s and 1980s tract product along Central and Ramona. South of Pine Avenue almost everything is new. The Preserve, built out in stages on former dairy acreage, delivers detached two-story plans, motor-court clusters, paseo-facing homes and attached townhomes, nearly all of it inside community facilities districts that add special assessments on top of the base tax rate. College Park, closer to Chino Hills Parkway, repeats the pattern at smaller scale. Value therefore tracks age and assessment load as much as geography: a 1,900-square-foot 1958 ranch on a 9,000-square-foot lot and a 1,900-square-foot 2016 two-story on a 4,000-square-foot lot can sit a mile apart and trade on entirely different logic. Freeway access along the 60 and 71, proximity to the Chino Airport industrial belt, and Chino Valley Unified attendance boundaries each pull on individual blocks. Horse-keeping overlays survive in a few older pockets and still carry weight.

What Anchors the Area

Old Town Chino keeps a walkable stretch of D Street anchored by the Chino Community Building and a weekend farmers market. Prado Regional Park on the southern edge holds lakes, equestrian facilities and the Prado Olympic Shooting Park. Ayala Park carries much of the city's recreation program. Chino Valley Unified serves the city through Ayala, Chino and Don Lugo high schools. Employment leans toward logistics and light manufacturing around Chino Airport and the Euclid industrial belt, with commuters using the 60, 71 and 83 toward Ontario and Orange County.

Valuation Issues Specific to Chino

The assessment question dominates. Preserve-area homes carry CFD charges that differ by phase and by village, so a comparable pulled from the wrong tract misstates the real cost of ownership. I verify the district and the annual special assessment against the tax roll before treating two new-construction sales as interchangeable. Lot utility is the second issue: older north-side parcels often retain detached garages, horse-zoning remnants or room for an accessory dwelling, none of which the newer product offers. Because these are desk assignments, I settle living area and condition from assessor sketches, aerial imagery, recorded plats and listing photography, and I disclose that reliance in the report.

How I Serve Chino

Chino sits in San Bernardino County. Outside San Diego and Riverside Counties I work by desktop appraisal rather than in person — a full USPAP-compliant analysis built from public records, MLS data and photographs you supply, with that scope disclosed in the report. It is the standard instrument for out-of-area estate, trust and retrospective assignments, and it is not suitable for every purpose. I will tell you which you have before you order.

Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Chino's own comparable evidence rather than on a county-wide average.
