At the far eastern corner of Los Angeles County, where the 10, 57, 60 and 71 freeways meet, Pomona holds one of the largest stocks of intact pre-1930 housing anywhere in the region. It was a citrus and rail town first, a county fair town second, and a university town third, and all three layers are still visible in the street pattern. The city also spans more topography than people expect, from the flats near the fairgrounds to the ridgelines of Ganesha Hills and Phillips Ranch.
How Property Trades in Pomona
Pomona divides cleanly between the historic core and the later hillside development. Lincoln Park, the Hacienda district and the blocks around the Downtown Arts Colony hold Victorian, Craftsman and Spanish Revival houses on generous older parcels, with two formally recognized historic districts and design review that follows. Those streets attract restoration buyers and trade on originality. North Pomona, around the Garey Avenue corridor and up toward the Claremont line, mixes 1920s bungalows with postwar infill. Ganesha Hills sits above the fairgrounds with 1920s through 1960s custom houses on sloping, view-oriented lots and no uniformity of plan. Phillips Ranch, in the southwest corner toward Diamond Bar, is a different city entirely: 1970s and 1980s planned-development tracts and townhomes with HOA structures, the newest substantial inventory in Pomona. Westmont and the central and southern flats carry the smallest and densest stock, including a large share of the city's two-to-four-unit property. Value responds strongly to historic designation, elevation, and whether a parcel sits inside a planned development or the older grid.

What Anchors the Area
Cal Poly Pomona, Western University of Health Sciences and the Fairplex, home of the Los Angeles County Fair and the Pomona Raceway, are the city's defining institutions and its largest employers alongside Pomona Valley Hospital Medical Center. Pomona Unified serves the city. The Metrolink station on the San Bernardino Line sits downtown and a second station serves the Riverside Line, giving Pomona two rail connections. Ganesha Park, Frank G. Bonelli Regional Park just north in San Dimas, and the Antique Row and Arts Colony blocks on Second Street are the recognized local landmarks.
Valuation Issues Specific to Pomona
The historic districts are the first thing to pin down. Contributor status in Lincoln Park or the Hacienda district carries review obligations that affect marketability, and I confirm it from city records rather than inferring it from the architecture. Original versus remodeled condition drives value on the pre-1930 stock, and because I am working from the record I lean on listing photography, permit history and client-supplied images and name those sources. Ganesha Hills parcels need usable-area and access analysis. Phillips Ranch requires HOA documentation. The city also has a meaningful share of converted garages and added units that assessor data does not capture, and those have to be verified rather than assumed.
How I Serve Pomona
Pomona sits in Los Angeles County. Outside San Diego and Riverside Counties I work by desktop appraisal rather than in person — a full USPAP-compliant analysis built from public records, MLS data and photographs you supply, with that scope disclosed in the report. It is the standard instrument for out-of-area estate, trust and retrospective assignments, and it is not suitable for every purpose. I will tell you which you have before you order.
Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Pomona's own comparable evidence rather than on a county-wide average.
