Upland Property Appraisal — San Bernardino County, CA

Euclid Avenue runs north out of Ontario and climbs into Upland, and the character of the housing changes with the grade. Laid out in the 1880s as a citrus colony and incorporated in 1906, Upland built out earlier than its neighbors, which left it with a real historic housing stock and comparatively little room for new tracts. What growth remains has gone into infill and the hillside edge below San Antonio Heights.

How Property Trades in Upland

Upland's pricing gradient runs north to south. The 91784 area above Foothill Boulevard holds the city's larger and newer homes, hillside lots with San Gabriel Mountain backdrops, the Colonies master-planned area built from the late 1990s, and custom construction climbing toward San Antonio Heights. Below Foothill, 91786 is older and more varied: 1900s through 1930s Craftsman and Spanish Revival houses in the North Upland historic area and near the downtown grid, substantial 1940s through 1960s tract housing through the city's middle, and attached condominium and townhome projects from the 1970s and 1980s along the Euclid, Mountain and Central corridors. Mature landscaping and street trees are part of what buyers pay for in the older sections. Upland Unified and Chaffey Joint Union serve most of the city. Lot sizes in the historic areas are often substantially larger than anything built after 1990, and accessory dwelling potential on those parcels has become a genuine value factor.

What Anchors the Area

The Euclid Avenue bridle path and median, with the Madonna of the Trail monument at Foothill, is the city's defining feature. Historic downtown Upland centers on Second Avenue and the Grove Theatre. Cabrillo Park, Memorial Park and the Pacific Electric Trail serve recreation, and Upland Hills Country Club sits at the northeast corner. San Antonio Regional Hospital is a major employer, alongside Chaffey College nearby. The Upland Metrolink station on the San Bernardino Line sits just south of downtown, and the 210 and 10 carry commuters both directions.

Valuation Issues Specific to Upland

Period architecture and accessory dwelling potential are the two live issues. A 1920s Craftsman with original woodwork and a sympathetic kitchen is a different asset from a comparable-vintage house stripped and modernized, and the market pays for the distinction; the comparable set has to reflect it. Large older lots now support second units, and an existing permitted unit, a converted garage and an unpermitted conversion are three separate value positions requiring permit verification. Hillside parcels at the San Antonio Heights edge bring fire-hazard zone and slope questions. As desk work, I confirm permits, overlays and historic designation from municipal records, and I note which features I could verify documentarily and which rest on photographs.

How I Serve Upland

Upland sits in San Bernardino County. Outside San Diego and Riverside Counties I work by desktop appraisal rather than in person — a full USPAP-compliant analysis built from public records, MLS data and photographs you supply, with that scope disclosed in the report. It is the standard instrument for out-of-area estate, trust and retrospective assignments, and it is not suitable for every purpose. I will tell you which you have before you order.

Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on Upland's own comparable evidence rather than on a county-wide average.
