Monterey County puts some of the most expensive residential real estate in the state within an hour's drive of some of the most productive farmland in the world, and both ends generate appraisal work. I take desktop and retrospective assignments throughout the county, without a property visit, principally for estate, trust and family law matters where a credible, well-sourced opinion is needed.
Monterey County at a Glance
The Monterey Peninsula is the county's best known market and its most idiosyncratic. Carmel-by-the-Sea is a village of small cottages on narrow lots where many properties have no street number at all. Pebble Beach is gated, forested and organized around golf frontage and ocean views. Pacific Grove keeps a dense stock of Victorians and early bungalows, Monterey mixes adobe-era landmarks with post-war housing, and Carmel Valley runs inland to ranchettes, equestrian parcels and vineyard ground. North of the peninsula, Marina, Seaside and Del Rey Oaks are redeveloping the former Fort Ord, with new subdivisions beside 1950s and 1960s military-era housing, and Castroville and Prunedale supply agricultural and semi-rural stock. The Salinas Valley is the county's population center: Salinas, Gonzales, Soledad, Greenfield and King City serve row-crop agriculture, with workforce tract housing, older downtown stock and large farm parcels. South along the coast, Big Sur is remote, sparse and permit-constrained. Assignments reflect that split, with trust and date-of-death work concentrated on the peninsula and dissolution, bankruptcy and pre-sale work more common in the valley. Even inside the peninsula the submarkets are narrow, because Carmel Point, the Carmel village grid, the Pebble Beach forest and the Monterey hills each draw a different buyer, and a sale a half mile away across one of those boundaries can require more explanation than a sale five miles away in the same setting.
What I Account For Here
The peninsula brings constraints an appraiser will not meet elsewhere. Water connection availability is restricted across the Monterey Peninsula water management district, and water credits or existing meters carry independent value that affects whether a lot can be built or expanded. Carmel's lack of street addressing means parcels are identified by block and lot, so legal description accuracy is essential. Pebble Beach combines association and gate structures with golf frontage and forest-removal rules. Big Sur properties face coastal permitting, private road access, well and septic dependence and extremely thin sale data, often requiring a wide search and careful screening. Former Fort Ord land in Marina and Seaside carries remediation and disclosure history. Williamson Act and agricultural preserve contracts blanket the Salinas Valley, where row-crop ground, irrigation and vineyard plantings need separate contributory analysis. Coastal fog lines and view exposure shift value within a few hundred feet.
Courts, Assessor and Recorder
Filings are made in the Superior Court of California, County of Monterey. Probate is heard at the Monterey Courthouse, 1200 Aguajito Road, in Department 13. Family law is heard at the same Monterey Courthouse in Departments 16 and 17, with child support matters handled at the Marina Courthouse. Assessment, county clerk and recording functions are combined in one office, the Monterey County Assessor-County Clerk-Recorder, whose Recorder's Office maintains the recorded instruments.
Scope of Service in Monterey County
My Monterey County work consists of desktop and retrospective appraisals carried out without entering the property. That scope appears in the report. Assessor and recorder records, listing and sale history with photographs, water and permit records where available, and material from the client or estate representative support the analysis, with extraordinary assumptions disclosed.
