Real Estate Appraiser in Santa Barbara County, California

Santa Barbara County is really two counties that share a seal. The south coast and the Santa Ynez Valley behave one way; Santa Maria and Lompoc behave another, and the Santa Ynez range between them is a genuine market boundary. I appraise the whole county on a desktop basis, without a property visit, mainly for estates, trusts and dissolution matters.

Santa Barbara County at a Glance

The south coast runs east to west along a narrow shelf between the mountains and the channel. Carpinteria, Montecito, Santa Barbara and Goleta hold Spanish Colonial Revival houses built under decades of design review, Riviera hillside homes with channel and island views, Montecito estate parcels on acreage, beach cottages and a Goleta tract belt shaped by the university. Over San Marcos Pass, the Santa Ynez Valley, with Solvang, Buellton, Los Olivos, Santa Ynez and Ballard, is ranch and vineyard country: horse properties, winery parcels and custom homes on large lots. North county is different again. Santa Maria, Orcutt, Guadalupe and Lompoc provide the county's workforce housing, with post-war and 1970s through 1990s tract development, agricultural service employment and Vandenberg Space Force Base influence. The Cuyama Valley on the far side is dry farmland and very sparse. Assignments follow the wealth and the age of ownership: date-of-death and trust valuation dominates on the south coast and in the valley, while north county brings more dissolution, bankruptcy and pre-sale work. A comparable from the wrong side of the range is simply not a comparable.

What I Account For Here

The City of Santa Barbara's architectural review and El Pueblo Viejo landmark district constrain exterior design and remodeling, and those constraints are capitalized into values. Montecito's post-Thomas Fire debris flow mapping, together with very high fire severity designations across the front country and the Santa Ynez foothills, now affects insurability as much as marketability. Coastal bluff retreat matters in Isla Vista and along parts of Carpinteria. Williamson Act and agricultural preserve contracts cover much of the Santa Ynez and Cuyama valleys, so vineyard plantings, pasture and ranch improvements need contributory analysis separate from the residence, and contract restrictions limit the buyer pool. Groundwater basin management and well dependence are live issues in the valley and in Cuyama. Goleta and Isla Vista have dense student rental stock with its own income behavior. Attached housing is concentrated on the south coast and thin elsewhere.

Courts, Assessor and Recorder

Filings are made in the Superior Court of California, County of Santa Barbara, which hears probate in two places: the Anacapa Division at 1100 Anacapa Street in Santa Barbara for south county matters, and the Cook Division at 312 East Cook Street in Santa Maria for north county. Family law is likewise handled in both south and north county. Assessment and recording are combined in the County of Santa Barbara Clerk, Recorder, Assessor and Elections department.

Scope of Service in Santa Barbara County

Santa Barbara County reports are desktop and retrospective valuations completed without a site visit. I state that openly rather than leaving a reader to infer it. Public records, listing and closed-sale data with photographs, aerial imagery, fire and flood mapping and client-supplied material carry the analysis, and every assumption about interior condition is identified as such.
