A city and a county on forty-seven square miles, San Francisco built most of its housing between the 1906 earthquake and the Second World War, in row-house form, at densities nowhere else in California matches. Its market behaves less like one city market than like several dozen interlocking village markets. For San Francisco matters — probate, dissolution, partnership wind-up, tax appeal — I work from the record and client photographs rather than a site visit.
How Property Trades in San Francisco
Nothing in California demands finer location discrimination. The Sunset and Richmond districts are block after block of Doelger-era row houses of near-identical plan, where orientation, the fog line, garage configuration and whether the ground floor has been built out as a second unit account for most of the spread. Noe Valley, Bernal Heights, Potrero Hill and Eureka Valley sit on slopes where view corridor and the direction a house faces matter more than floor area. Pacific Heights, Presidio Heights and Sea Cliff hold the grand pre-war stock and the thinnest comparable supply in the city. The eastern waterfront — South Beach, Mission Bay, Dogpatch, Rincon Hill — is high-rise and mid-rise condominium of recent vintage, where floor level, exposure, HOA dues and project amenity govern. The Mission, Excelsior, Visitacion Valley and the Bayview hold the most varied conditions and the densest concentration of two-to-four unit buildings. Rent control under the 1979 ordinance and the Costa-Hawkins framework means a tenanted multi-unit building and a vacant one are different products, and tenancy-in-common interests trade at a discount to comparable condominium interests. Soft-story retrofit obligations, liquefaction mapping on the eastern fill and Planning Department permit history are routine parts of the analysis.

What Anchors the Area
Golden Gate Park and the Presidio are the two great open spaces, with Ocean Beach and the Great Highway on the Pacific side and Twin Peaks and Mount Davidson in the middle. UCSF operates campuses at Parnassus and Mission Bay; the Financial District holds the downtown office core. Muni Metro, BART and Caltrain at Fourth and King handle transit. San Francisco Unified assigns students citywide rather than by strict attendance boundary, which affects how buyers weigh location. Oracle Park, Chase Center and the Ferry Building anchor the eastern waterfront.
Valuation Issues Specific to San Francisco
San Francisco is the assignment where the record matters most and a site visit would help least. Unit count, legal use and permit history come from the Planning and Building files; a flat described as a single-family in assessor data is often a legal two-unit, and that distinction changes everything downstream. For tenanted buildings I establish rent-control applicability and tenancy status, because those govern value and not merely income. Tenancy-in-common and condominium interests must be compared within their own ownership form. Comparable selection stays inside the micro-neighborhood and, in the row-house districts, inside the same block pattern and orientation. Retrospective effective dates for estate and dissolution work are well supported by the city's deep listing archive.
How I Serve San Francisco
San Francisco sits in City & County of San Francisco. Outside San Diego and Riverside Counties I work by desktop appraisal rather than in person — a full USPAP-compliant analysis built from public records, MLS data and photographs you supply, with that scope disclosed in the report. It is the standard instrument for out-of-area estate, trust and retrospective assignments, and it is not suitable for every purpose. I will tell you which you have before you order.
Whether the assignment is a date-of-death valuation, an estate or trust report, a divorce matter, a bankruptcy filing or a Proposition 19 question, the analysis is built on San Francisco's own comparable evidence rather than on a county-wide average.
