Coyote Point Recreation Area and the Bay Trail close the eastern edge; Central Park and its Japanese Garden sit near downtown. Hillsdale Shopping Center and the Bay Meadows Station district are the two newest commercial cores. College of San Mateo occupies the hillside above the city, and Mills-Peninsula Medical Center is the hospital of record. Caltrain stops downtown and at Hayward Park and Hillsdale. Highway 92 carries the San Mateo-Hayward Bridge east and the Crystal Springs watershed and Sawyer Camp Trail west. San Mateo-Foster City and San Mateo Union High School District serve the schools.
Valuation Issues Specific to San Mateo
The constraints here are comparable scarcity and jurisdictional discipline. San Mateo Park and Baywood sales are thin in any given quarter, and the obvious nearby alternatives sit in Hillsborough, which is a different market; when a comparable has to cross that line I document why. Older west-side homes have been expanded repeatedly, so permitted living area must be reconciled from the record rather than assumed. Bay Meadows and the Caltrain-adjacent condominium projects need project composition, HOA and parking detail. For older multifamily I verify tenancy and whether the city's rent stabilization applies.
