Sunnyvale ran on canneries and then on defense electronics before it ran on software. Lockheed's arrival at Moffett in the 1950s brought the tract housing that still makes up most of the city, laid out across former orchard land between Mountain View and Santa Clara. The city is flat, almost entirely built out, and divided by El Camino Real into two quite different price tiers.
How Property Trades in Sunnyvale
The El Camino line is the first thing to establish. South of it, Sunnyvale falls into the Cupertino Union and Fremont Union high school attendance areas in substantial part, and the Cherry Chase, Birdland, Ortega Park and Raynor sections command a clear premium that school assignment explains more than housing does; the stock there is mostly 1950s through 1970s single-story homes of moderate size on lots around six to eight thousand square feet. North of El Camino, through Sunnyvale West, Washington Park, Fair Oaks, Lakewood Village and the Heritage District, the housing is similar in vintage but priced lower, and the attached segment is far larger. Along Mathilda, Wolfe and the Caltrain corridor, dense townhome and condominium construction from the 1980s onward has added thousands of attached units, with substantial recent mid-rise development near downtown. Teardown and expansion activity is persistent wherever land value supports it, so original and heavily rebuilt houses coexist on the same street. Moffett Park, in the far north, is employment rather than housing.

What Anchors the Area
Murphy Avenue and the Heritage District give downtown a short historic main street beside the Sunnyvale Caltrain station. Baylands Park, Las Palmas Park and the Sunnyvale Golf Course serve recreation, and the Sunnyvale Heritage Park Museum records the cannery era. Employment is exceptional for the city's size: Apple, Google, LinkedIn, Juniper Networks, Lockheed Martin and Amazon all maintain large operations here, and Moffett Park holds much of that floor space. The 101, 237, 280 and Lawrence Expressway, plus Caltrain and VTA, carry commuters in all directions.
Valuation Issues Specific to Sunnyvale
School attendance area is the dominant variable and the easiest thing to get wrong. Two 1,400-square-foot houses of the same vintage, a few streets apart across a district boundary, do not trade at the same price, and I confirm the assignment from the district's own boundary data before selecting comparables. Beyond that, the analysis turns on remodel depth and on how much additional square footage a lot can legally support under current zoning and setback rules, since rebuild potential is priced.
